Attention all sellers and their realtors or agents:

Please do not begin escrow proceedings until you have requested a meeting with the Membership Committee. The Membership Committee will then present their findings to the Board of Directors, along with a recommendation for either acceptance or denial of membership, consistent with Vista Pioneers I, Inc. Rules and Regulations, Item M.2.

You may arrange an appointment at the office to meet with the Membership Committee if the prospective purchaser meets the following minimum requirements:
  • No more than two (2) persons may occupy one mobilehome.
  • The registered owner must be 55 years of age or older. A spouse, who is otherwise qualified, shall be given consideration by the Board of Directors.
  • Each applicant for membership in the Corporation, as a shareholder, shall be required to complete the Corporation’s credit application and give authorization to Vista Pioneers I, Inc. to secure a credit report at a cost of $35.00 for each prospective resident. The credit check will only be run after the potential member(s) have read all the Rules and Regulations, Bylaws, and Occupancy Agreement, and agree to follow them as new member shareholders in Vista Pioneers I, Inc.

Each unit is required to pay a monthly assessment to Vista Pioneers I, Inc., currently in the amount of $325.00. (Any increase in fee amount over $325.00 must first be approved by the members.) This assessment fee covers basic cable TV service, water, trash, loan (mortgage) repayment, administration, common area electricity and maintenance—all included in one monthly payment, with no additional fees.

All member shareholders shall be committed to pay their portion of property taxes and sewer charges, apart from the Vista Pioneers I, Inc. monthly assessment fee.

A substantial reserve fund account, guided by provisions of our annual reserve study, is maintained to pay for the upkeep and/or repairs/replacement of major corporate assets.

After approval by the Board of Directors, the buyer(s) may proceed with their purchase, with the understanding that the $20,000.00 share value must be paid with unencumbered funds. Furthermore, this $20,000.00 share amount must be included in the purchase price.

A share transfer fee in the amount of $250.00 is payable to Vista Pioneers I, Inc. upon closing of escrow.

No transfer of a share or occupancy will be finalized without approval of the Board of Directors of Vista Pioneers I, Inc.
